Vail Resorts Purchases Northstar at Tahoe

Vail Resorts, parent company to Breckenridge, Keystone, Vail, Beaver Creek and Heavenly ski resorts, announced the acquisition of Northstar at Tahoe earlier this week. The company purchased the resort for $63 million. A bonus heading into the ski season is that EpicPass holders will also be able to use their pass at Northstar.

Loveland Opening Sunday!!!

The ski and boarding season is getting under way.  Loveland will be the 1st to open for the 2010 / 2011 Ski Season on Sunday October 23rd.  Come on up to take those first turns of the year. Watch your Speed on the New Highway 9 into and out of Breck.

Our new 4 Lane Highway (Hwy9) on the north side of Breckenridge is now complete.  The construction has extended 4 lanes from Tiger Road all the way into Breckenridge.  What used to be 50 MPH (when it was only 2 lanes) is now 45 MPH .  Who knows why it is not the higher limit now that we have 4 lanes, a median, and is definitely safer than before, but that's what it is. Coming from Frisco you can travel at 50 MPH all the way (except for the school zone when the lights are flashing by the High School which is 40 MPH) to Tiger Road, and then the speed is reduced to 45 MPH. Let It Snow!

It’s that time of the year when the leaves have changed and a hint of winter is in the air. It has been the most beautiful fall we can remember with cool mornings and bluebird afternoons, but cooler temperatures are coming. Our first traceable snow came more than a week ago and the resorts have begun snowmaking efforts with most opening less than a month from now. 2010-2011 season ski passes are on sale now; be sure to get yours before you hit the slopes. Did You Know? 10 Tips For Winterizing Your Mountain Home

Winter is coming and that means it’s time to protect your mountain property from the elements. Harsh winds, freezing temperatures, snow and ice could damage your property if some precaution is not taken heading into the winter months. Preparing your home now means you can enjoy it later. While you may know the basic measures to help prevent frozen pipes, we’ve compiled a list of winterization tips that we hope you’ll find helpful whether your mountain property is your primary residence or second home. Cheers to a great winter season ahead! 1.)        Disconnect outside hoses. Drain your hoses and irrigation systems. Though you may have a “freeze proof” spigot, it’s a good idea to cover your exterior spigots with insulated covers. Covers can be purchased at the hardware store. 2.)         Caulk and maintain weather stripping. Any leaks in windows or doorways that are allowing airflow or moisture should be sealed to keep your home airtight. This will also help with your energy bill

September Real Estate News Update

We saw a slight increase in sales of residential properties throughout Summit County in September compared to sales from the same month last year. There were 118 residences that sold last month, showing a sharp increase in sales from the month of August and we continue to see signs of a stabilizing housing market in Summit County. Even though buyers are returning to the market, the unusually elevated number of properties available today continue to drive sales prices lower. At the current rate of monthly sales in Breckenridge we have in excess of two years of inventory available to buyers. Sales are happening, but it’s now more important than ever to price your home as competitively as possible to secure a sale. Sales of particular note last month include a brand new 6,000 square foot luxury home overlooking the Jack Nicklaus-designed Golf Course in Breckenridge. The final sale price was $2,700,000, which translates to over $450/square foot.

Snow on the peaks this morning is getting everyone excited about the upcoming ski season. Arapahoe Basin and Loveland are both working hard to see who will be the first to open this year. While the seasons are getting colder, the Real Estate Market is starting to heat up. People are taking advantage of Great Values in Pricing, plenty of Inventory to choose from, and incredibly Low Interest Rates. Even Jumbo Loans are below 5%, with a 15 Year Conforming Loan quoted yesterday at 3 5/8%. If you have ever thought about purchasing in Breckenridge or Summit County, now is the time. Green Driveways

Gaining in popularity are permeable driveways, pervious rather than impervious to the elements, allowing rain water to soak through the driveway into the soil. These green driveways may decrease flooding, recharge groundwater, filter out pollutants and keep drinking water healthy. A layer of gravel is placed on top of the soil excavated at least three inches below the paving surface, and an overflow route is created for storm runoff directing water to street drains, gardens and landscaping. Materials used to create a green driveway are: 1) Porous Asphalt or Cement; 2) Permeable Paver blocks, bricks or flagstone for driveway, sidewalk and patio use; 3) Open-Celled Grids of recycled Plastic Pavers with vegetation or gravel fill.
