Breckenridge Ski Resort: Peak 6 Expansion Approved By Forest Service

Image
The Forest Service approved Alternative 2 of the Breckenridge Ski Resort’s (BSR) Peak 6 Expansion plan in August. The selected alternative includes approximately 550 acres of lift-served and hike-to skiing, two new chairlifts, a ski patrol/warming hut and a restroom facility. Conservation measures and project design criteria are required as part of the approved plan. It is likely the expansion won’t fully come to fruition until the 2014-2015 ski season with the potential of work beginning as early as this fall. The seven year review process has involved extensive involvement from the community.  After reviews and appeals, Alternative 2 of the plan may move forward. The Peak 6 Expansion plan is currently under a 45-day appeal period. The official decision and implementation of the project may occur at the close of the appeal period if no appeals are made. Window Of Opportunity: Let’s Get Serious

Image
As the season changes from summer to fall with winter on our minds, we’re seeing some shifts in the local real estate market pertaining to both buyers and sellers. It's time to get serious about moving forward with your mountain property. Buyers, let’s get serious about ski season. If you want to make a move and lock down a property in time for ski season, you need to act now. This is your chance, and this is the year. Not only are mortgage rates at all time lows, great deals are to be had and sellers are reviewing their prices and may be more motivated to sell as summer comes to a close.  The difference between a rate of 4% and 5% on a 30 year mortgage loan of $600,000 can amount to $128,000 over the life of the loan, or $350 each month. Current mortgage rates have dropped as low as 3.625%.  If you are waiting for the Real Estate market to drop another 1% or 2% before you buy, consider the following. If rates go up just ½% you will possibly pay $15,000 less for that $7

Set The Stage: Staged Homes Spend Less Time On The Market & Have Higher Sale Prices

Professionally staged homes spend 45 percent less time on the market than non-staged homes and sell for about 6 percent more - an eye-catching statistic. A sure way to make your home stand out among the competition is to hire a professional stager. They will evaluate your living space from the viewpoint of the buyer and “set the stage” allowing for potential buyers to imagine themselves living in the home. Professional home stagers not only pare down the clutter, but they evaluate the flow of the home. They want the home to make buyers feel like they could move in tomorrow. Creating a versatile space, even beyond closed doors (i.e. inviting closets and pantries) with coordinated colors, textures and nice finishing touches could help flip the switch of the buyer, drawing them into your home. Considering the statistics of less time on market and higher sale prices of staged homes, a small investment in a home stager could help move your property. At Breckenridge Asso
