Local Real Estate Statistics: October 2013 versus October 2012

Fall was another great month for real estate here in Summit County and Breckenridge. Breckenridge Statistics In Breckenridge, fall time was still showing momentum for the real estate market.  There were 22 single family homes sold in the month of October.  At the end of October, the single family market was up almost 12% compared to the same time as last year.  The condo market has been doing fantastic this year.  In the month of October, 38 condos sold in Breckenridge.  The condo market is ahead almost 50% compared to last year.  Three duplexes and 9 townhomes sold last month compared to only 5 duplexes and 4 townhomes in October 2012.  As of November 7th, there were 88 pending residential properties in Breckenridge.  Although the number of transactions and dollar volume are increasing year over year, the average sales price continue to remain steady or in some cases, decline.  At the end of October, the average sales price for a condo in Breckenridge is remaining stable at 4.35%

Breckenridge Transfer Tax

Recently, Breckenridge Associates Real Estate was notified by Land Title Guarantee Company that the Town of Breckenridge and closing companies are running into many situations regarding the conveyance within the town limits that has a transfer tax paid or stamped exempt. This issue is arising on all deeds, even Quit Claim Deeds. The Town of Breckenridge is going back 6 years, and if there is any deed that is not stamped exempt or the transfer tax was never paid on any type of conveyance, the town is not allowing the title companies to pay the new owner's transfer tax or have the new deed stamped exempt until all previous deeds have been taken care of with the town. Closing entities will not be able to close a transaction that has any of these outstanding deeds that were not stamped exempt from a prior conveyance or transfer tax paid, until the issue has been resolved with the Town of Breckenridge prior to closing. Peak 6 Scavenger Hunt

Opening day is just days away. 2013/2014 is looking to be a stellar season with a lot of new things. This year, the resort has schedule several events to get the locals and visitors involved before opening day is even here. Cheers to a great ski season ahead! Six Days of Sixes Scavenger Hunt: This scavenger hunt will have participants searching six different counties for trophies carved out of wood. Local Real Estate Activity: September 2013 versus September 2012

Summertime is the peak of selling season.  The end of September statistics help to provide a picture of how the real estate market performed this summer.  Here is our monthly update on the real estate market in Breckenridge and Summit County. Breckenridge The number of active listings are a great indicator as to how well the market is performing.  This year, the inventory at the end of the summer was less than previous years.  At the end of this summer, there were only 512 active residential properties in Breckenridge.  For the same time in 2012, we still had 551 residential properties active.   The sales price are also remaining stable, and in some cases, they have started to increase.  The averages sales price has increased for condos and townhomes. Year-to-date, the average sales price is $441,564 compared to $405,535 in 2012.  Also, the days on market has started to see dwindling numbers.  In 2012, the days on market for a residential properties was 355 days. Local Real Estate Market Activity: August 2012 vs. August 2013

The Breckenridge real estate market has remained strong throughout the summer of 2013.  As the summer numbers start to trickle in, we are starting to see that buyers have emerged.  In the Breckenridge market, single family homes saw a slight decrease for the month in the number sold.  For the month of August, 24 single family homes sold. Duplexes also saw a drop in the number of units sold compared to the same time as last year.  Only 2 duplexes sold.  Townhomes remained about the same, with 7 units selling this August.  The condos on the market saw the largest increase in the number sold.  For the month of August, 32 units sold in Breckenridge compared to 24 in 2012. The Summit County real estate market has also continued to remain strong through the summer.  The single family homes saw an increase in the number sold.  For the month of August, 51 single family homes sold, compared to 45 sold in August of 2012. Window of Opportunity: Jumbo Loans are Back

Buying an expensive home can be a very copious decision.  But now is a great time to purchase a luxurious home.  During the housing boom, jumbo mortgage loans were a hot item.  When the market turned for the worst, jumbo loans were hit hard.  With the housing recovery consistently getting better, jumbo mortgage loans are starting to resurface and offer interest rates and terms to buyers that are similar to a loan on a less luxurious home. Window of Opportunity: Housing Recovery Moving Forward

Recently, Homes.com, released there latest Local Market Index report.  Homes.com is a leading online real estate destination and a division of the Dominion Enterprises.  Home prices ending in May of 2013, showed a gain in sales of single-family homes in 83 of the 100 markets.  In last month's report, each market reported gains over the previous period in 2012. According in the Homes.com Rebound Report for May 2013, 19 markets have reached their full recovery point.  Some additional highlights from the Homes.com Rebound Report include: 19 markets have made up a 100% rebound.  These markets have reached complete recovery.  This number is up from 14 markets reaching full recovery in the previous month.  39 markets are showing signs of 50% or more in rebound. Eight of the top ten markets are in Texas and Oklahoma. Five markets are exceeding a 200% rebound. Local Real Estate Activity: July 2012 versus July 2013

The Breckenridge real estate market has remained stable this July compared to 2012.  Single family homes saw a slight decrease in the number sold, but YTD, the single family market is up 8.4%.  Duplexes and Townhomes remained the same.  Three duplexes sold and four townhomes sold in July 2013. The condo market in Breckenridge is up 45.88%, YTD, with 17 condos selling in July 2013. The Summit County real estate market is about 13.80% ahead this year compared to the same time in 2012.  Single family homes saw a slight decrease in the number sold and YTD, the single family market is down 3.39%.  Duplexes and Townhomes both showed positive signs in July 2013.  Eleven duplexes sold and twenty-three townhomes sold in July 2013. Secret Stash: Reusable Bags- Avoid the 10 cent charge

On October 1st, remember to bring your reusable bags to the store. The Breckenridge Town Council approved a new 10-cent bag charge on every paper and plastic bag at all local stores. Breckenridge Associates Real Estate is supporting the efforts of reducing paper and plastic bags as well. They have reusable bags available for free at their office at 229 S. Main Street. These ongoing efforts are to help reduce the number of disposable bags and be environmentally friendly. The town bags feature the iconic Blue River with snow covered peaks in the background. On the bag, they spread the important message of using recyclable bags and the town website. The bags are made of 80% recyclable material and are machine washable. Town bags will be placed throughout town, sold at retailers for $1, and placed on shuttles, so when visitors go to the store, they can avoid the 10-cent charge. Experts: Say So Long To Mortgage Rates In The 3′s For Now

A 30-year home mortgage rate in the 3% range appears to have ended for now. The rates suddenly surged a full percentage point over the past month. “The market has been so stable for the past two years,” says Kim Neilson, executive vice president at McCue Mortgage in New Britain. “We haven’t experienced this type of jump in years.” The strengthening economy and federal monetary policy have helped bring up the rates as the housing market recovers. Borrowers consider the implications of higher rates. One of the first areas to see the impact of the higher rates is borrowers with adjustable-rate mortgages and those looking to refinance their existing mortgage. “It’s always a concern when rates go up,” said Joanne Carroll, a spokeswoman for the Home Builders Association of Connecticut. “For every percentage point or part of a percentage point, you have the possibility of disqualifying people who are on the edge, like first-time home buyers.” Carroll said increasing rates could brin

When the hussle bussle of Main Street, or the Fun Park, finally wear you out, or if you just want to be outside, sit down and enjoy the mountain views, and the fresh mountain air, the Town of Breckenridge Alpine Garden is not to be missed. Set by the shores of the Blue River, just a half block west of Main Street and south of Adams Street you will find the gravel trails meandering through the flower beds filled with nearly every species that will actually grow with vigor at an elevation of over 9600 ft. above sea level.   Volunteers from the Summit County Garden Club care diligently for the flowers and regularly wake in a start with overnight temps dipping to 37 or 38 degrees.  There are park benches and rock benches placed thoughout the garden specifically for the public to enjoy the sights and sounds, and smells! of the high alpine environment.  With the Blue River roaring by and the Breckenridge Ski Resort Peaks in the distant background, a feeling of sensory overload creeps in w

Local Real Estate Activity: June 2012 versus June 2013

In Breckenridge, we saw an increase in the number of properties sold in the month of June compared to the same time last year.  There were 20 single family homes sold in 2013, compared with 18 sold in 2012.  Duplexes sales doubled with 2 selling in 2013 versus 1 sold in 2013.  Condos also saw an large increase in number of units sold for the month.  In 2013, 24 condos sold compared with 16 in 2012.  Townhomes decreased in the number sold in 2013, with only 6 selling in June. In Summit County, we saw a steady increase in the number of properties sold in the month of June compared to the same time last year.  There were 45 single family homes sold in 2013, compared with 63 sold in 2012.  8 duplexes sold this June versus 3 in 2012.  Condos saw an increase in the number of units sold for the month.  In 2013, 54 condos sold compared with 39 in 2012.  Townhomes also experienced a slight increase in the number sold in 2013, with 19 selling in June. Builders Confidence Hits 7-year High

There are continuing signs that the housing market is on an upward trend towards recovery. In June, builder confidence for new construction of single-family homes hit a milestone. It surged 8 points on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI), to 52 points. Readings that are over 50 points, indicates that builders view sales conditions as good versus poor. Builders’ perceptions on the current single-family home sales for the next six months are marked as “good”, “fair” or “poor.” Builders are also asked to rate the traffic of prospective buyers from “high to very high,” “average” or “low to very low.” With these different components, the scores are then used to calculate the index. Any number over 50 indicates that more builders view the current building conditions as good. In June, all three areas showed gains. Current sales conditions increased eight-points as well, to 56. Homes are Selling, Consumer Confidence Returns

Earlier this year, 100 major real estate brokers from around the country reported first quarter gains in number of transactions and dollar compared to the same period as last year.   The historically low interest rates, along with buyers’ gaining confidence in the market place, is sending the real estate market upwards.   This kind of confidence has not been seen in the last five years.   According to Lawrence Young, a member of the National Association of Realtors (NAR) and chief economist, “Since the majority of families in America are homeowners, a rise in home value certainly lifts their confidence, which in turns helps the economy as people feel more comfortable spending their money.   It’s all good news in housing, and I think the momentum will continue.” Economists expected the index on consumer attitudes to be around 71 points.   Last month, it was announced that the index jumped to 76.2 from 69 back in April.   That is the largest increase in consumer confide

This year, Breckenridge will be hosting Stage 2 Finish and Stage 3 Start of the USA Pro Cycling Challenge. On Tuesday, August 20th, racers will enter town from Hoosier Pass and will end near Blue River Plaza. Join us on Tuesday, August 20th, starting at 1:30 pm, for drinks and appetizers, to welcome the bikers as they make their way to the finish line.  The official finish line will then follow on Main Street between Washington and Adams, making the view from our front porch exciting and truly a part of the action! Stage 2: Tuesday, August 20 Riders will start in Aspen with a climb over Independence Pass. After traveling through Buena Vista, Fairplay and Alma, they’ll continue up Hoosier Pass and then come down into town veering left on Park Ave then turn right on French St., cross Main St. staying on French up and around the curve then left on Wellington Rd. After hitting Wellington Road, the racers will turn right to Royal Tiger and then they’ll tackle steep sections of High P
