Breckenridge's Top 5 Real Estate Deals - December 2011

It is an exciting time here in Breckenridge and Summit County as we enter the holiday season. The ski areas are open and we hope to see you out here enjoying the snow and the multitude of spectacular events lined up for the 2011-2012 ski season.

Ok, now onto what you are here for...the Top 5 Real Estate Deals for December 2011.

1.) 31 Long Ridge Drive, Breckenridge
These are no particular order and I am going to begin in the Highlands at Breckenridge and in particular a stunning single family home on Long Ridge Drive. This home sits on almost an acre of land and immediately adjacent to the Jack Nicklaus designed Breckenridge Golf Course. This location has always been highly sought after because of the spectacular uninterrupted views over the golf course to the Breckenridge Ski rea and sunsets over the Ten Mile Range. At over 5000 square feet with 4 bedrooms and 4 1/2 baths, this home is designed to enjoy the views from the hot tub on its huge deck or from in front of the fireplace through the picture windows in the great room. The average price per square foot for a home sold in this neighborhood in the last 12 months is $371/square foot. At $1,585,000, this home is priced well below that at $307/square foot - a deal!

2.) 30 White Wolf Townhome, Breckenridge
The second property on my list is a 4 bedroom, 3 1/2 bath White Wolf Townhome just a short distance from the base of Peak 8 Ski Area. A gorgeous, private setting that backs to the Breckenridge Nordic Center so you can literally cross country ski right onto your carpet! This bright and airy property has never been rented and has only had one careful owner. A downhill stroll would take you to the Main Street Breckenridge in about 15 minutes and the free shuttle service will take you home after dinner or shopping. That same free shuttle will take you to and from the ski area in about 60 seconds. The current owners have gathered their family here many times over the holidays. It sleeps 10 people comfortably, has a large deck and a private garage. The last sale of a 4 bedroom unit at White Wolf was $900,000 and the list price of this home is right there at $899,900.

3.) Beaver Run Resort, Breckenridge
Next on my list is a ski-in, ski-out deluxe studio at the always popular Beaver Run Resort. Known as one of the best ski-in, ski-out locations in Breckenridge, Beaver Run Resort has every amenity you could imagine from an indoor/outdoor swimming pool to tennis courts, hot tubs, restaurants and of course the beaver run high speed chairlift at the front door. This condo is priced at $255,900. The last two sales of this type at Beaver Run were about $10,000 above and below this price. What makes this condo stand out is the level of refurbishment undertaken by the current owners compared to its competition in either past sales or active listings. Beaver Run is currently mandating that all units in its rental pool be of a certain level of refurbishment and quality. This unit is already there unlike its competition, with a couple of small exceptions which the owner will complete prior to the upcoming deadline. So from the viewpoint of what is included here, this studio stands apart from its competition.

4.) Single Family Home Above The Blue River
The fourth property is a large single family home set above the Blue River about 5 miles south of Breckenridge. It’s set on a sunny 1.4 acre lot on a quiet cul-de-sac with beautiful views across the valley to Red Mountain. This home is filled with light, bright spaces, 4 large bedrooms, vaulted ceilings and a 2-car garage. It is over 3,800 square feet and is priced at $649,000. The average price per square foot of a home sold in this neighborhood in the last 12 months was $220/square foot with some as high as $400/square foot. This home is priced at $168/square foot! It’s in great shape that all adds up to a very good deal!

5.) The Corral at Breckenridge
Last and by no means least is a beautifully furnished 2 bedroom, 2 bath condo in the Corral at Breckenridge. The Corral is located at the south end of Main Street and is a short walk from the Quicksilver 6-Pack Chair Lift at the base of Peak 9 Ski Area. A one block stroll brings you to restaurants, shopping, and Breck’s famous night life. This condo has a spacious layout, beautiful views of the Breckenridge Ski Area and has a private hot tub on its walkout patio. The last two bedroom sales at the Corral were $460,000 and $435,000. With a recent price reduction, this condo is priced at $410,000 and at $100,000 below what the owner paid for it; it qualifies as an excellent deal for this level of quality.
