150 Single Family Breckenridge properties sold in 2010 with 23 pending in early January 2011 The sold stats show foundations with some framing of $120,000 in Quandary and up to $3,590,000 in Summit Estates, a higher end luxury estate neighborhood. 190 Condominium Breckenridge properties sold in 2010 with 17 pending in early January 2011 • Keep in mind 6 of these were the Water House properties – new construction sales located at Base 9 of the Breckenridge Ski Resort and offered at a special 40% developer discount. Winter Events and Powder Days Abound in Breckenridge

Soooo many events, so little time. Just last week Breckenridge hosted three major events. The Breck Snowflake Challenge, The Ski Spectacular, and the Alpine Sports Film Festival. The Breck Snowflake Challenge is the local's snow sculpture contest. Once a part of ULLR FEST, the recently resurrected, grass-roots event was an opportunity for 18 artists and their teams consisting of 1 - 6 people, to create sculptures out of piles, or "blocks" of snow in front of and beside businesses on Main Street. The sculptures should last weeks, likely right up and to the time the International Snow Sculpture Competition begins, and adorn the historic streetscape with a charming affect. Cartoon characters, holiday scenes, wildlife and a couple train engines made entirely of Colorado's sometimes abundant yet most precious commodity adds even more depth to the statement "the snow is GREAT in Breckenridge this year"! Breckenridge’s Economic Forecast Optimistic Heading Into Winter

If you had the chance to stroll through  Breckenridge this summer you surely would  have experienced the hustle, bustle and energy  of town. A very lively Main Street, crowded  restaurants and music wafting from the  Riverwalk Center were just a few indicators that  Breckenridge was a popular summer tourism  destination this year. Likewise, evidence  showed signs of an improved Breckenridge  economy noting a 3 percent increase in tax  revenue for July over the previous summer, and  year-to-date numbers through August were up  more than 1.5 percent over 2009.  Beyond Breckenridge, Silverthorne’s  numbers were reportedly up by 1 percent  though Frisco was down less than 1  percent through August when compared  to 2009. Summit County’s sales tax for the  unincorporated areas of Summit County (i.e.  Keystone and Copper Mountain) also showed  a decline. However, resort town reservations...

Have Summit County Real Estate Prices Dropped?

This is an excellent question and piquing the interest of the majority of  our real estate clients. Year-to-date (YTD) transaction numbers,  including all residential (homes, townhomes and condos) in the  Breckenridge market, are up slightly over 2009. Average sale price is  down 15 percent though price per square foot is down only 6 percent.  There have been 275 total transactions YTD over 272 for the same  time period in 2009. Average sales price YTD is $695,457 compared  to the same time period of 2009 at $819,000. Average sold price per  square foot YTD is $356 over 2009’s $378 for the same time period.  (YTD is defined as Jan, – Sept. 2010.) The mix of what has sold so far  this year has included smaller and less expensive properties, driving  down the average sale price artificially. This is why the number  cannot accurately be viewed in isolation from the sold prices per  square foot, which went down only 6 percent....

Let It Snow!

It’s that time of the year when the leaves have changed and a hint of winter is in the air. It has been the most beautiful fall we can remember with cool mornings and bluebird afternoons, but cooler temperatures are coming. Our first traceable snow came more than a week ago and the resorts have begun snowmaking efforts with most opening less than a month from now. 2010-2011 season ski passes are on sale now; be sure to get yours before you hit the slopes. Winter is coming and that means it’s time to protect your mountain property from the elements. Harsh winds, freezing temperatures, snow and ice could damage your property if some precaution is not taken heading into the winter months. Preparing your home now means you can enjoy it later. While you may know the basic measures to help prevent frozen pipes, we’ve compiled a list of winterization tips that we hope you’ll find helpful whether your mountain property is your primary residence or second home. Though you may have a “freeze proof” spigot, it’s a good idea to cover your exterior spigots with insulated covers. September Real Estate News Update

We saw a slight increase in sales of residential properties throughout Summit County in September compared to sales from the same month last year. There were 118 residences that sold last month, showing a sharp increase in sales from the month of August and we continue to see signs of a stabilizing housing market in Summit County. Even though buyers are returning to the market, the unusually elevated number of properties available today continue to drive sales prices lower. At the current rate of monthly sales in Breckenridge we have in excess of two years of inventory available to buyers. Sales are happening, but it’s now more important than ever to price your home as competitively as possible to secure a sale. Sales of particular note last month include a brand new 6,000 square foot luxury home overlooking the Jack Nicklaus-designed Golf Course in Breckenridge. The final sale price was $2,700,000, which translates to over $450/square foot.

I took the photo of this vixen this morning sitting at the top of our back staircase just watching the comings and goings of our company. Quite often, especially in winter, if you look at our roof from Main Street in Breckenridge you can see her watching all the traffic! Now you all need to write in and tell us her name!
