Northeast & West Homes Sales Up

The National Association of Realtors has released the following information regarding existing-home sales across the country. This focuses on general regions - Northeast, Midwest, South and West. The Northeast and West have seen an improvement year over year in home sales. Northeast:  jumped 11.6 percent to an annual pace of 770,000 in April, but are 10.5 percent below April 2008.  Median price:  $237,400, which is 9.6 percent lower than a year ago. Midwest:  slipped 2 percent in April to a level of 1.00 million and are 9.9 percent lower than a year ago.  Median price:  $138,800, down 11.7 percent from April 2008. South:  increased 1.8 percent to an annual pace of 1.74 million in April but are 8.9 percent lower than April 2008.  Median price:  $148,000, which is 12.8 percent below a year ago. West:  rose 3.5 percent to an annual rate of 1.17 million in April and are 19.4 percent higher than a year ago.  Median price:  $222,600, down 21.8 percent from April 2008. Read the full report at

Following are 5 reasons to buy a vacation home according to RIS Media.   According to Christine Karpinski, the National Association of Realtors® (NAR) 2009 Investment and Vacation Home Buyers Survey suggests that the iron is sizzling hot-and if you’re going to strike, the time is now. - It’s never been more obvious that real estate is a sound long-term investment.  The NAR survey results revealed that the share of speculator sales is down from 29% to 16%. Combined with the fact that 34% of buyers are purchasing properties within 100 miles or less of their primary residence-which suggests they intend to use it themselves-this trend indicates that more and more people are embracing a “buy and hold” strategy. Plus, Karpinski says she constantly sees evidence that people are beginning to see the long-term benefits of real estate investing earlier in life. New Carbon Monoxide Law Effective July 1, 2009

Colorado homebuilders will be required to install carbon-monoxide detectors in new homes under a proposal signed into law in March. House Bill 1091 takes effect July 1 requiring installation of the detectors in new and resold homes near bedrooms as well as rented apartments and homes. The legislation was introduced after the death of Denver investment banker Parker Lofgren and his family. Lofgren, 39; his wife Caroline, 42; and their children, Owen, 10, and Sophie, 8, were found dead in a multimillion-dollar home near Aspen on Nov. 27, 2008, victims of carbon-monoxide poisoning. The family had won a holiday weekend stay in the home through a fundraiser. In January, University of Denver graduate student Lauren Johnson died in her apartment - also of carbon-monoxide poisoning. Neither of the homes had CO detectors. The new law is formally named “The Lofgren and Johnson Family Carbon Monoxide Safety Act.”

A tax credit of up to $8,000 is available for qualified first-time home buyers purchasing a principal residence on or after January 1, 2009 and before December 1, 2009. We've Represented More than 25% of Single Family Home Sales in 2009

Year to date 2009 (through May 5 th ) - Twelve of the 44 single family home sales in the Breckenridge area were transacted through Breckenridge Associates Real Estate.  Three of those sales, Breckenridge Associates represented both the Buyer and Seller.  Breckenridge Associates has sold more single family homes than any other brokerage by a considerable margin.  Considering selling your home?
