Breckenridge’s Economic Forecast Optimistic Heading Into Winter

If you had the chance to stroll through  Breckenridge this summer you surely would  have experienced the hustle, bustle and energy  of town. A very lively Main Street, crowded  restaurants and music wafting from the  Riverwalk Center were just a few indicators that  Breckenridge was a popular summer tourism  destination this year. Likewise, evidence  showed signs of an improved Breckenridge  economy noting a 3 percent increase in tax  revenue for July over the previous summer, and  year-to-date numbers through August were up  more than 1.5 percent over 2009.  Beyond Breckenridge, Silverthorne’s  numbers were reportedly up by 1 percent  though Frisco was down less than 1  percent through August when compared  to 2009. Summit County’s sales tax for the  unincorporated areas of Summit County (i.e.  Keystone and Copper Mountain) also showed  a decline. However, resort town reservations...

Have Summit County Real Estate Prices Dropped?

This is an excellent question and piquing the interest of the majority of  our real estate clients. Year-to-date (YTD) transaction numbers,  including all residential (homes, townhomes and condos) in the  Breckenridge market, are up slightly over 2009. Average sale price is  down 15 percent though price per square foot is down only 6 percent.  There have been 275 total transactions YTD over 272 for the same  time period in 2009. Average sales price YTD is $695,457 compared  to the same time period of 2009 at $819,000. Average sold price per  square foot YTD is $356 over 2009’s $378 for the same time period.  (YTD is defined as Jan, – Sept. 2010.) The mix of what has sold so far  this year has included smaller and less expensive properties, driving  down the average sale price artificially. This is why the number  cannot accurately be viewed in isolation from the sold prices per  square foot, which went down only 6 percent....

The Secret Stash - Vail Resorts Launches EpicMix™ For Upcoming Ski Season

Track and share activity on the ski slopes this winter ski season when Vail  Resorts debuts EpicMix, a cutting-edge and innovative free gaming  application for skiers and snowboarders available at the Vail Resorts  family of ski resorts – Breckenridge, Keystone, Vail, Beaver Creek and  Heavenly. EpicMix will launch at the resorts this December. What is EpicMix? EpicMix is simple with three basic components. The first is to capture your own skier data and you can create  personal goals on the slopes. For example, it can track which  lifts you’ve ridden for the day and how many times you’ve ridden  them, how many skier days you’ve had for the season among other  activities. The second component is you are rewarded along the way as you  complete certain activities. Various accomplishments, such as riding  the Imperial Lift at Breckenridge will reward you with a pin – the  “Imperial Palace” pin to be specific to this Breckenridge act...

Breckenridge Ski Area Opening Day 2010/11 season

It was an incredible first day at the Breckenridge Ski Resort!  Breckenridge is boasting “Breckenridge, Like Never Before”. Correct and succinct is the message, I’d say, immediately  upon our arrival at the base of Peak 8. A quick gondola ride brought us to the all new base facility for the resort at One Ski Hill Place . The new Rock Resort features the T Bar and Ski Hill Grill for food and grog, and luxurious real estate, indeed like never before.    After a hearty breakfast of French toast, compliments of Breckenridge Ski Resort, we went on to enjoy a 29” base and 8” or so of fresh, light and fluffy powder on Crescendo and Callies Alley.  Spruce was slick and super fast. And hearty hikers, (not us) braved an ascent by foot to the front bowl for a taste of the ever elusive pow pow.  The grand opening of the Gold Runner Coaster also filled the day.  This new attraction is a MUST for every visitor to the mountain.  Take the 2500 ft adventure ...

Did You Know? 10 Tips For Winterizing Your Mountain Home

Winter is coming and that means it’s time to protect your mountain property from the elements. Harsh winds, freezing temperatures, snow and ice could damage your property if some precaution is not taken heading into the winter months. Preparing your home now means you can enjoy it later. While you may know the basic measures to help prevent frozen pipes, we’ve compiled a list of winterization tips that we hope you’ll find helpful whether your mountain property is your primary residence or second home. Cheers to a great winter season ahead! 1.)        Disconnect outside hoses. Drain your hoses and irrigation systems. Though you may have a “freeze proof” spigot, it’s a good idea to cover your exterior spigots with insulated covers. Covers can be purchased at the hardware store. 2.)         Caulk and maintain weather stripping. Any leaks in windows or doorways that are allowing airflow or moisture should be sealed to keep your hom...

September Real Estate News Update

We saw a slight increase in sales of residential properties throughout Summit County in September compared to sales from the same month last year. There were 118 residences that sold last month, showing a sharp increase in sales from the month of August and we continue to see signs of a stabilizing housing market in Summit County. Even though buyers are returning to the market, the unusually elevated number of properties available today continue to drive sales prices lower. At the current rate of monthly sales in Breckenridge we have in excess of two years of inventory available to buyers. Sales are happening, but it’s now more important than ever to price your home as competitively as possible to secure a sale. Sales of particular note last month include a brand new 6,000 square foot luxury home overlooking the Jack Nicklaus-designed Golf Course in Breckenridge. The final sale price was $2,700,000, which translates to over $450/square foot.
